Doors open as community moves forward

Greens Creek, a Texas Lifestyle Community, is inviting the community to a special open-house on Saturday, July 1 from 8 a.m. to noon as owners are ready to move forward following a delay with eminent domain.

Jessica Richmond and Joe Grimshaw of Re/Max Lone Star who have an office in the picturesque renovated barn will be onhand to greet guests with free refreshments and wine samples. Guests will also be able to meet with home builders and lenders and get information.

A planned farmer’s market with vendors has been postponed until later in the year with hopes that the full barn (the future site of regular farmer’s markets)will be constructed soon.

Richmond and the property owners are excited to be moving forward after a delay that started with the receipt of a letter in November 2022. Richmond reported the owners were notified that Brazos Electric was looking to install a power substation on the property. Greens Creek owners were hopeful the utility could be installed in the industrial part of the development near APM on Highway 377. (Plans are to sell space for businesses in this section.)

Brazos was opting instead for property behind Greens Creek Baptist Church. Since the owners could not come to an agreement, a special commission was held in March with both sides stating their desires before an arrangement was proposed for the 7-acre substation.

Richmond reported the agreement seemed to satisfy both sides with Greens Creek getting a fair value for the property which will be set off with trees and landscaping for the sake of residents around it.

The eminent domain process meant the redrafting of some of Greens Creek’s lots with Erath County Commissioners voting in Monday’s regular meeting to approve the cancellation of four of the development’s originally planned 89 lots after a public hearing was held June 12.

Richmond stated the changes mainly affected phase two of the development and everyone is excited to be moving forward with Phase One after an agreeable outcome.

She sees a bright future for Greens Creek, a new community being built with respect for one with a rich past. Everyone is invited to learn more in the open house this Saturday. The event will be held at 12550 N. US Highway 377 between Dublin and Stephenville.
